  • How is Gmaven different?
    1. We focus only on the commercial real estate (CRE) industry. CRE is more complex than residential property, and to provide the efficiencies the industry needs, we have to focus on doing one thing, and one thing well.
    2. We are based proudly in South Africa, but use Silicon Valley’s greatest tech solutions – which means you get powerful tools, which are constantly becoming more powerful. We are built to run in the cloud.

To this end, we are obsessed with data quality, ensuring that data is mastered and stored correctly, that all data changes are tracked in audit logs, and that such data is able to be easily evaluated.

  • How much does the Gmaven vacancies feed cost?

    For brokers – monthly

    Simple: each broker user, as part of their Gmaven license, gets 250 free vacancies managed every month. So if a brokerage has 10 users, that brokerage gets 2,500 vacancies (10 users x 250 vacancies each) managed every month, free.

    What is a “vacancy”? It’s a unit or listing in a property, It’s not a property. Some properties, like industrial, may be made up of only 1 unit or vacancy. Others, like old CBD offices may have 20 units or vacancies.

    How much are extra vacancies? R3 per extra vacancy fed by Gmaven per month.

    For example: I have 10 users, and I want to get 2,700 vacancies. What happens if I want more vacancies? With 2,500 free vacancies, there are 200 vacancies that are not free. The charge is R3 / vacancy x 200 = R600 extra every month.

    Any cost for vacancies I add? (For example, shadow space or private stock added like this). No. No cost for you to add your own vacancies.

    Any other costs? There is a monthly cost to maintain your filter criteria, properties, businesses and contacts. No brokerage has the same filter – some have many polygons, for separate property categories, and even unit sizes. No brokerage has the same amount of properties, businesses and contacts. The filter cost can range from R200 to R1K, depending on the complexity of your business’s filter and volume of other vacant properties, businesses and contacts data.

    How much do vacancies change month on month? We see roughly 20% of total vacancies being added, 20% being removed, and about 20% being updated, every month.

    Out of interest, here are examples of data quality in businesses that do not have vacancy feeds: brokerage before and after, and brokerage sample test of area.

    For brokers – once off

    What are the basics? No brokerage is the same, and you don’t want to get data you don’t need. We understand this, so we allow you to define your own net. You create a polygon/s on Google Earth, and indicate the data you would like in each polygon (e.g. this polygon is for industrial properties, this one for retail).

    Pricing? Using this polygon or “net”, we throw it at our data, and identify how many vacant properties, units, businesses and contacts you will get. We come back to you with a cost and timing to move all this data into your system. The total cost can range from R2K to R70K, depending on how much data you would like.

    Timing? Depending on how much data you want, it can take 5 days to 2 weeks.

  • How much is it to setup, once off?

    For property funds / owners

    Roughly R7K, plus R500 per user (implementation of user profiles and permissions, business rules, testing, training etc.)

    This excludes any data migrations into your Gmaven system (involving data fixes and enhancements). Property and vacant unit data migrations run from R4K to R50K, depending on how much data is being moved.

    For brokerages

    Roughly R2.5K, plus R500 per user (implementation of user profiles and permissions, business rules, testing, training etc.)

    This excludes any data migrations into your Gmaven system (involving data fixes and enhancements). Property and vacant unit data migrations run from R4K to R70K, depending on how much data is being moved.

  • How long is the contract?

    Month to month, with one month’s notice.

    We don’t believe in locking our customers into long contracts. A month to month contract is aligned with our goal – to provide your business with growing efficiencies, and be your best-in-class CRE data, tools and R&D partner.

  • How much does it cost every month?

    For property funds / owners

    Unless you are a small property fund (less than 10 vacant units), the basic Gmaven will cost you R1.5K per user, per month.

    This includes hosting, storage, support, maintenance and ongoing development. (We don’t believe in hidden costs)

    What this excludes

    • Additional modules or tools (available on a pay for what you use basis)
    • Additional data modules (for example vacancies market intel dashboards)
    • Once-off requests for system or user updates that require our engineers to do work (e.g. once off batch updates of certain fields, changes to non-standard user settings / team configurations, customisations to brochures or vacancy schedules etc.)

    For brokerages

    R1.5K per user, per month. This includes 250 free public domain vacancies fed into your system, and kept up to date, as part of the Gmaven vacancies feed.

    This excludes:

    • The costs of third party websites or platforms (we are a separate business)
    • Any additional modules or tools (available on a pay for what you use basis)
    • Additional data modules (for example vacancies market intel dashboards)
    • Once-off requests for system or user updates that require our engineers to do work (e.g. once off batch updates of certain fields, changes to non-standard user settings / team configurations, customisations to brochures etc.)

  • What does Gmaven do?

    Gmaven, focusing on one industry (CRE), does two things:

    1. Manages your data.
    2. Provides you with efficiency tools. Tools that allow you to finish processes in button clicks instead of hours

  • Risks: disaster recovery and back ups, security, credentials?

    The below provides a summary of key data points.

    Disaster recovery and backups

    • Gmaven runs on a combination of AWS, ElasticSearch and MongoDB.
    • Depending on the data, it is backed up
      • In 4 hour snapshots, stored for 4 days, with daily snapshots stored every week
      • In 6 hour snapshots, stored for 5 days, as above
      • In 8 hour snapshots, stored for 4 days, as above
      • Daily snapshots, stored for 7 days, as above

    Security

    Gmaven employs transport layer security, network isolation, private listening ports, firewalls. Best practices are applied to VPN access, operating system security, code level security, and user authentication.

    Data quality

    Wherever possible, all data is mastered, with wizards and fuzzy matching on various fields used to prevent users from adding duplicate data asset. All data is soft-deleted. All data changes are assigned to a user, and time-stamped. Data asset audit logs are maintained and available against each data asset. Gmaven has slice and dice data audit functionality available to all users.

    Gmaven credentials

    Gmaven has been in operation since 2010, with informal system development extending to 2006. Team members possess deep domain IP, accounting, collectively, for c.90 years experience in CRE software and data. Gmaven is the only organisation to be awarded IDC grant funding under the Special Programme for Industrial Innovation in 2011 (project number 201112150) to continue and commercialise research relating to its data processing competencies in the CRE space. Gmaven is not a “body shop” – the code assets that Gmaven builds are developed in accordance with ISO 9126 objectives, and Gmaven’s business model is built on servicing its CRE customers over the long term.

    Gmaven is proud of a track record of successful implementations in the CRE industry, and boasts a growing community of happy, and successful, customers – ranging from credible brokerages, to property funds, to CRES professionals.

  • Can I control who sees what data in my company?

    Yes.

    Commercial real estate (CRE) businesses are complex. Gmaven handles this complexity, all “under the bonnet”.

    The Gmaven system comes with user roles. Users are assigned to roles. And each user role has access to different tools, data and system functionality.

    Further, within these roles, the following can be setup

    • Permissions: who sees what data, who doesn’t see what data
    • Auto-sharing: data is shared with some, all or none
    • Auto-assignment of managers: viewing rights of deals can be auto-assigned
    • Auto-assignment of responsible people on properties: for example all office properties in Sandton are automatically assigned to Siya first, and Rassie second

    Note, this all happens once, up front, together with Gmaven, in a ten minute session. Thereafter, “the computer does the work”.

  • What is Gmaven’s Griff?
  • My business is unique – can you customise for my needs?

    Yes.

    Gmaven loves bringing efficiencies to the commercial real estate (CRE) industry. We see our customers as partners, and are always building new tools or enhancing existing functionality in response to our customer requests.

    Gmaven system parts are divided into two:

    1. “Engine room” parts – what our customers’ customers don’t see, and
    2. “Shopfront” parts – what our customers’ customers do see.

    All “shopfront” parts are highly customisable. For example, Gmaven can create custom property brochures, that pull through to your website, in line with your corporate identity or CI. For example, Gmaven works with specialist website providers (e.g. D9 CRE) that allow you to have websites whose designs, SEO, UX, brochures and functionality is completely customisable to your brand.

    All relevant “engine room” parts are customisable. For example, your organisation’s “quick zones” (clusters of suburbs) can be defined, specifically, for your business. For example, your data sharing and viewing, permissions, and access is customised for your business’s unique needs.

  • Can other people see my private data?

    Very import question. The answer is a firm no!

    We come from the commercial real estate (CRE) industry. Our tools are built for CRE industry specialists, by CRE industry specialists. We understand that data is the oil that this industry runs on. We understand how valuable your data is. Whether it’s a deal, a lease expiry date, private stock, or even property attributes, your information remains your information.

    Think about it like a one way road – information can be fed into you, but, without your permission, information cannot feed out.

    Where your information can flow out: you select to show certain vacant properties or properties/units for sale on your website. You create a brochure and send it to a client. Here information flows out. But here you are controlling this flow.

  • Can Gmaven move my existing data into my account for me?

    We understand you are time-starved, and moving data in bulk is not your core business.

    Gmaven is deeply experienced in fixing and moving data. We have invested in the specialist tools, data, processes and skills development so this can be done for you – faster, cheaper and higher quality than in-house.

    Getting my data in

    After signing an NDA, we review your data, and come back to you with a cost and timings for your data to be cleaned and enriched.

    The big task here is to green tick your data – i.e. uniquely identify it, and bind it to the master data out there. This prevents duplicates, and also allows duplicates and other data of questionable quality to be identified and reviewed.

    This data quality process is critical for any efficient internal or external Gmaven data feeds.

    Getting other data in

    If you are a broker, and would like to get data from the Gmaven vacancies feed,  you need to tell Gmaven what areas you want, and what types of property you want (see: “How much does the Gmaven vacancies feed cost?“)

    Gmaven can feed this data in to you.

    Avoiding data chaos when adding new data to existing

    If you already have data in your system, you want that existing data to be uniquely identified, and “green-ticked“. This means that Gmaven can identify, proactively, if it has, for example, the same properties as yours, and avoid sending in duplicate properties.

    Instead any relevant new data can be fed into or merged with the existing (green-ticked) old properties.

  • How does the vacancies data feed work?

    Lorem Ipsum is simply dummy text of the printing and typesetting industry. Lorem Ipsum has been the industry’s standard dummy text ever since the 1500s, when an unknown printer took a galley of type and scrambled it to make a type specimen book. It has survived not only five centuries, but also the leap into electronic typesetting, remaining essentially unchanged. It was popularised in the 1960s with the release of Letraset sheets containing Lorem Ipsum passages, and more recently with desktop publishing software like Aldus PageMaker including versions of Lorem Ipsum.
