Will I have to recapture my property-level info for units to let?

No.

Gmaven understands that property has a many-to-one parent-child hierarchy. I.e. one property can have many units beneath it.

So we have built a syncing engine that allows you to capture your info once only at a property level. When you capture units to let underneath it, your property data syncs down for you.

Total GLA vs let GLA, vs vacant GLA?

Often confusing one. And this principle applies also to parking bays and ratios.

Rentable area

Your property can have a total GLA or rentable area of 7,500 sqm.

This same property can have 4,000 sqm of its space let, and 3,500 sqm of its space vacant.

So let GLA can be different to total GLA, and the same for vacant GLA.

Parking ratio

The 7,500 sqm property can have a total built parking ratio of 4.0 bays / 100 sqm.

But half of that property is leased to a tenant at 6.0 bays / 100 sqm.

This means that the available parking ratio for vacant space is 2.0 bays / 100 sqm.

Whose details appear on brochures?

The creator of the brochure / the person who presses create.

Scenario:

  • User A creates and builds out the property’s data.
  • User B creates the brochure.

Result: User B’s face and details will appear on the brochure.

Marketing space – to let and for sale – how?

CRE is complex. The system can’t dumb this down (without hurting you). It has to respond to that complexity.

To keep things simple, vacancies are always captured at the unit level. (So, after creating the property (if not already created), you create a unit to let. You call the unit “whole building”).

For sale can be captured at the property or unit level, depending on what type of sale transaction is underway. Only when a property is in process of being chopped up into units (be it by a process of conversion to sectional title / strata / commonhold / condominium ownership) are units for sale captured.

When those units are sold, and handed over to new owners, those units must be created as standalone properties (capable of having their own leases, units to let, owners etc.)

Following on from above, all properties capable of being separately owned, leased and sold must be captured as a property.
